HomeMarketCap.com uses published housing and geographic datasets, then applies reproducible transformations before a market is released.

Housing indicators

The current market surface uses published U.S. housing-market datasets for typical home value, typical rent, inventory, buyer competition, new listings, homes going pending, listing price cuts, days to pending, and selected metro affordability context.

Metric availability varies by geography and source release. A missing value remains unavailable; it is not filled with a city average or a modeled ZIP estimate.

Geographic data

ZIP geometry is based on U.S. Census Bureau TIGER/Line ZIP Code Tabulation Area data. ZIP metadata and mapping support use national SimpleMaps data. Boundaries are simplified for predictable browser payloads.

ZIP codes, ZCTAs, postal cities, counties, and metropolitan areas describe different geographic concepts. The site uses a canonical hierarchy for navigation while retaining the source geography needed for data joins.

Update process

Source files are checked for revisions, validated, normalized, transformed, loaded into read models, and evaluated against publication gates. Only an active promoted run is used by the public application.

The global footer displays the latest site publication date. Individual cards do not repeat source dates, while machine-readable structured data retains the applicable modification date.
